Be honest about your home
Owners are short-sighted and dishonest if they neglect to tell prospective buyers of their home about its defects. "There is a widespread belief in the property market that the seller can hide behind the voetstoots clause," says Tony Clarke, managing director of Rawson Properties.

"But the law on these matters makes it clear that if the buyers can prove that the seller knew of the defect – or should have known because it was fairly obvious – he can be taken to court and made to pay for the cost of repairs and the inconvenience caused.

Holiday tips to keep your house safe

This holiday season, we would like to remind you that house-breaking is one of the most common crimes. Many houses will be left unattended and just a few easy steps can be taken to help prevent any incidents. Research shows that most house break-ins are crimes of opportunity with entry gained through an open or unlocked door or window. Check the security of your home and improve it where necessary.

The first lines of protection are your doors, locks, alarm systems, etc. Good-quality security doors on all your external doors not only help with ventilation but also act as a barrier for unknown callers and offenders. Your home should be clearly visible to the street, neighbours and passers-by. Gardens that obstruct a clear view of windows or doors provide a perfect cover for intruders.

When going on holidays follow these steps to give your house that "lived in" look and reduce the chances of break-ins:

  • Cancel newspapers
  • Have mail re-directed or held
  • Ask a friend or neighbour to remove junk mail and mow the lawn
  • Turn down your telephone ring
  • Inform neighbours and security company of your absence and leave a contact name and number; and
  • Lock away wheelie bins or chain them to posts away from windows, or organise for a friend or neighbour to bring in your wheelie bin after being emptied.

If going out, even for a short period of time, make your home look "lived in" by putting your radio or lights on timers. There are many security products on the market to help you feel secure. Consider installing one and remember to always use it.
